Tenant Selection

Our ultimate job as your property manager is to make sure you get paid! That's why getting the right tenants is paramount. We do this by thoroughly screening every application, via:

  • TICA database.
  • Employment references.
  • Past landlord references.
  • Personal interviews.
  • Income statements.

Once a tenant is selected, we protect your investment by completing a detailed condition report prior to your tenant moving in and ensuring the bond is collected and lodged with the Bond Board.

RAY Real Estate uses REINSW-approved documents to ensure a smooth tenancy from start to finish, as well as preparing any special terms that may come with your home.

Our agency Principal is not only a fully licensed real estate agent, she is also a qualified accountant. Under her leadership, you can be assured you will receive not only your owed funds, but a full financial report of income and expenses.

On the first business day of the month - every month!

Our friendly office is located roadside at the busy Casuarina Town Centre.

This puts your property at the forefront of the local community, with plenty of passing foot traffic every day.

We are one of the busiest rental agencies in the area, and with our central location and advertising we get an enormous amount of enquiries.

We maximise our location by filling our large window with our available properties, and combining that with a variety of other marketing avenues to ensure exposure to the best possible field of potential tenants.

Most of our staff are also local residents, with many having lived in the community for a long time. This means they have extensive local contacts and databases of hungry renters!


Professional Maintenace

We know that excellence must extend to all facets of a business. We ensure the highest level of care for your property by using only qualified, experienced contractors to take care of maintenance requests.

Our contractors are:

  • Licensed and insured.
  • Customer focussed.
  • Have high attention to detail.
  • Experienced and qualified within their field.

Alternatively, you are free to engage your own contractors. All non-urgent maintenance requests will be referred to you to decide whether you arrange the repairs yourself or if you would like us to manage it on your behalf. We will make all reasonable attempts to contact you for urgent maintenance requests, however if we cannot reach you we will arrange the necessary repairs.


Regular Inspections

Our team knows how important it is that your home is inspected throughout the tenancy to ensure it is returned to you in the same condition it was leased.

We conduct thorough quarterly inspections and provide you with full reports, videos and images so you know exactly what is happening with your investment.

We will take care of any maintenance issues at this time and recover payments, if required, in accordance with legislation guidelines set out by the Office of Fair Trading.



  • Rental Management Fee: A weekly fee to cover the ongoing management of your property and tenant
    • 8% (plus GST) of weekly rent.
  • New Let Fee:  A one-time fee to cover all costs associated with the listing, marketing, tenant selection and administration establishment for your property
    • One week’s rent (plus GST).
  • Administration Fee:  A monthly fee to cover administration reporting and monthly lease payments
    • $5.00 (plus GST) per month.
